Once we evaluate your property, a complete marketing plan is prepared detailing how the highest possible rental income will be obtained. This plan includes various advertising methods (online, print and MLS) that will attract qualified tenants.
All tenant applications are thoroughly processed. Credit, income, employment history and prevoius rental history are verified. The results of each application are posted to your property’s secure profile page on our website. We prepare all of the lease agreements and handle the move-in process. You can be as involved in this process as little or as much as you would like.
Our staff will prepae the lease agreements using the most current version of the California Association of Realtors forms. Lease will be reviewed, then executed by all parties, deposits and will be collected and the move-in inspection completed.
Collections and Accounting
Rents are collected and bills are paid each month. Annual budgets and pro-forma statements are prepared. You have 24-hour access to your account. Detailed monthly statements are also provided.
In addition to our initial inspection and tenant move-in and move-out inspections, our service includes frequent property inspections. We reguarly inspect the exterior to ensure the property is being maintained and there are no visible safety concerns.
We maintain a 24-hour emergency hotline. All repairs and maintenance issues are approved by you, but coordinated and managed by us.
